1. Introduction
These General Terms and Conditions ("Terms") apply to all agreements between Elurea, a company established in the European Union ("we") and any customer ("you") relating to the provison of housekeeping, property management, and related services. By using our services, you agree to these Terms.
2. Services
2.1. Scope of Services
We provide property management, housekeeping, cleaning, maintenance coordination, and related services as specifield in our service agreements or quotations.
2.2. Services Modifications
We reserve the right to reasonably adjust the scope or scheduling of services, for exemple due to operational constraints, legal requirments, or force majeure events.
3. Customer Obligations
You agree to:

Provide accurate, complete, and up-to-date information necessary for us to deliver the services.

Ensure that we have proper access to the property at agreed times.

Maintain qppropriate insurance coverage for your property and belongings.

Comply with all applicable laws and regulations regarding your property.
4. Fees and Payment
4.1 Fees
Fees for services are set out in the applicable agreement, offer, or invoice.
4.2 Payment Terms
Unless otherwise agreed in writing, payments are due within 10 days of the invoice date.
4.3 Late Payment
In case of late payment, we may:

Charge statutory interest in accordance with applicable EU law, and

Suspend further services until payment is received.
5. Cancellation and Rescheduling
5.1. Cancellation by Customer
You may cancel or reschedule a scheduled service appointment with at least 48 hours' notice.
Cancellations made with insufficient notice may incur a cancellation fee equal to 50% of the scheduled service fee.
5.2. Cancellation by Us
We reserve the right to cancel or reschedule services due to unforeseen circumstances, including but limited to staff illness, severe weather, or safety concerns.
6. Liability
6.1 Limitation of Liability
To the fullest extent permitted by law, our liability for any claim arising from or relating to the services is limited to the total fees paid by you in the 3 months preceding the claim.
6.2 Exclusions
We are not liable for.

Indirect or consequential damages,

Damage resulting from incorrect information provided by you,

Damage due to circumstances beyond our reasonable control

7. Data Protection
We process personal data in accordance with applicable EU data protection laws, inluding the General Data Protection Regulation (GDPR). See our Privacy Policy for more details.
8. Intellectual Property
All materials, documentation, and content provided by us remain our intellectual property. You may use such materials solely for your personal use and not for redistribution or commercial exploitation.
9.Termination
Either party may terminate the agreement in writing:

For convenience, with 30 days' notice, or immediately, if the other party materially breaches these Terms and fails to cure such breach within 14 days of notice.
10. Governing Law and Jurisdiction
These Terms are governed by the laws of Croatia, without regard to its conflict of law principles. Any disputes shall be submitted to the exclusive jurisdiction of the competent courts in Zadar.
11. Severability
If any provision of these terms is heid to be invalid or unenforceable, the remaining provisins shall remain in the full force and effect.
12. Entire Agreement
These terms, together with any services agreements or quotations, constitute the entire agreement between you and us regarding the services and supersede all prior agreements or understandings.
